Job Title: Internship

Job Function

The Intern is responsible for all activities related to apartments and can assist with the rentals, move-ins, and lease renewals, including generating and handling traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with the Community’s established policies and procedures. Interns provide high quality resident service and convey resident service requests to the Maintenance Manager & other service associates. The intern can assist at a variety of site locations in gathering and compiling current market and economic information, and in preparing competitive market analyses and market trends.

Job Title: Maintenance Technician

Job Function

He/she assumes responsibility for the completion of all service orders, preventative maintenance and emergency on-calls. He/she plays an integral role with the Maintenance Supervisor in participating in resident retention programs.

Qualifications

Must be high school graduate or possess equivalency. At least six months of prior apartment maintenance staff experience is required.

Responsibilities

Conducts all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.

Job Title: Maintenance Supervisor

Job Function

He/she assumes responsibility for all maintenance operations at the property. This includes personnel supervision, budgeting and day to day maintenance concerns (turnover and work orders). On-call duties are a possibility. He/she plays a vital role in our customer service program.

Qualifications

Must be high school graduate or possess equivalency. At least six months of prior apartment maintenance staff experience is required.

Responsibilities

Develops and institutes preventative maintenance and inspection programs with the Property Manager to protect the asset and extend the mechanical life of property equipment.

Job Title: Leasing Agent

Job Function

He/she assumes responsibility for leasing units and assisting the Assistant Manager in the direction of day to day business operations. He/she plays a vital role in our customer service program.

Qualifications

BS/BA degree a plus. Effective verbal and written communication skills, computer skills and knowledge of general office procedures are necessary.

Responsibilities

Job Title: Assistant Manager

Job Function

He/she assumes responsibility for assisting the Property Manager in the direction of day to day business operations and the Leasing Agent in leasing units. He/she plays a vital role in our customer service program.

Responsibilities

The Assistant Property Manager works closely with the Property Manager to oversee the day-to-day operation of the community, including leasing, collections, resident services, maintenance, administration, and policy and procedures compliance. Responsibilities: Oversee and participate in achieving the community’s income and occupancy goals through on-going marketing and leasing efforts, aggressive renewal programs, and full exploitation of alternate revenue generating sources. The Assistant Property Manager is responsible for complying with all state, federal and/or local laws relating to Fair Housing.

Job Title: Property Manager

Job Function

He/she assumes complete responsibility for the day to day operations of the property (up to 500 units), including, but not limited to, staffing, operational systems, marketing, promotions and public relations, policy and procedures, personnel administration, computer housekeeping, budgeting and financials. The Manager is responsible for maximizing income while reducing and controlling expenses.

Qualifications

Education and experience include BS/BA degree, Real Estate License/ARM Preferred. Effective verbal and written communication skills and knowledge of general office procedures is necessary.

Responsibilities

This is a position of substantial responsibility, requiring strong financial performance as well as effective performance in marketing, supervision of personnel and direction of capital improvement programs. Computer skills are a plus.

  • Submits weekly and monthly reports on financial performance.
  • Develops and institutes advertising & marketing programs to position property in the marketplace.
  • Develops and institutes resident retention programs.
  • Develops and institutes preventative maintenance and inspection programs with Maintenance to protect the asset and extend the mechanical life of property equipment.
  • Controls expenditures through purchasing and inventory control.
  • Prepares annual budgets to be consistent with the overall profit and growth objectives of the property.
  • Provides rental assistance and approves leases.
  • Ensures daily and accurate rent collection, daily deposits and computer input.
  • Presents/ensures delinquent rent cases and other landlord/tenant matters to the local magistrate.
  • Supervises, trains, hires, releases and evaluates staff.
  • Ensures all Maintenance functions are completed correctly and efficiently in a timely manner.
